Opteon's first-half 2026 figures show slightly higher medians in some of the same suburbs, because they cover a different period and smaller samples:

Why these suburbs are cheaper

Most are established southern-corridor and inner-ring suburbs, such as Manoora, Manunda, Mooroobool, Bentley Park, Edmonton and Mount Sheridan, with older housing stock and smaller blocks than the Northern Beaches or Redlynch. Gordonvale sits further south with a country-town feel. They are popular with first home buyers and investors, which keeps demand steady.

Buying cheap? Check the numbers that matter

Before you buy, check flood and storm-tide mapping on the Cairns Regional Council website, look at recent sales on the street (not just the suburb median), and get a building and pest inspection; tropical conditions are hard on older homes. For transfer duty and first home concessions, check the Queensland Revenue Office.

Selling in one of these suburbs?

In a lower-priced suburb, commission is a bigger share of your sale. At the 2.6% Cairns average, a $600,000 sale costs about $15,600 in commission; with The One Club it is $6,000 (1%), both plus GST. Homes under $600,000 are 1.5% + GST: on a $550,000 sale that is $8,250 + GST, against about $14,300 at 2.6%. See how our low commission works or get a free valuation.
