Cairns & Port Douglas · Low commission

A cheap real estate agent in Cairns,
without the cheap service.

Sell your Cairns home for 1% + GST instead of the 2.6% average, with the full campaign included and nothing to pay until settlement.

By The One Club · Updated 12 October 2026

What "cheap" should mean when you sell

When people search for a cheap real estate agent in Cairns, they rarely want a cheaper service. They want to stop handing over $20,000 or more for the same sale. That is what The One Club does: a full-service campaign run personally by a licensed agent, for 1% + GST of the sale price, payable only on settlement. Homes selling under $600,000 are 1.5% + GST.

What other Cairns agents charge

According to OpenAgent (updated September 2026), the average real estate commission in Cairns is 2.60%, around $19,000 on a median-priced home. Many agencies also invoice marketing separately, often $5,000 to $15,000 on top.

Here is how that compares on real Cairns prices. The Cairns regional median house price was $810,000 in the first half of 2026 (Opteon).

$1,000,000$26,000$10,000 (1%)$16,000

All figures are commission only and exclude GST, which applies to both. Marketing invoices charged by other agencies are not included, so the real gap is often larger.

What you still get for 1%

Lower commission doesn't mean a stripped-back campaign. Every listing includes professional photography, floor plans, a signboard, a full digital campaign, open homes, negotiation and contract management through to settlement. Bobby runs every campaign himself, so you deal with the person actually selling your home, not a junior.

The only extras are your realestate.com.au and Domain listings, charged at cost with no mark-up at the tier you choose, and an optional Matterport 3D Showcase + drone flyover for a flat $199. You pay nothing to us unless your home sells.

How you pay

  • 1% + GST of the final sale price (homes under $600,000: 1.5% + GST).
  • Payable only on settlement. No sale, no commission.
  • Open listing, no lock-in. We don't require an exclusive agency agreement.
  • No marketing mark-ups. Portal listings are passed on at cost.

Where we sell

Cairns city and suburbs, the Northern Beaches, Port Douglas and the Tablelands, including Redlynch, Edge Hill, Trinity Beach, Smithfield, Palm Cove, Mount Sheridan, Edmonton, Manoora and Port Douglas. See all Cairns suburbs.

Common questions

How much do real estate agents charge in Cairns?

OpenAgent puts the average Cairns commission at 2.60% (September 2026), around $19,000 on a median-priced home, and many agencies charge marketing on top. The One Club charges 1% + GST (1.5% + GST for homes under $600,000), payable only on settlement. See our full guide to Cairns agent fees.

Is a cheap real estate agent worse?

Not if the campaign is the same. Our price is lower because there is no franchise fee, no office network and no layer of junior staff to fund, not because the marketing is cut. Photography, floor plans, signboard, digital campaign, open homes and negotiation are all included.

Are there any hidden costs?

No marketing mark-ups. Your realestate.com.au and Domain listings are charged at cost at the tier you choose, and the Matterport 3D Showcase + drone flyover is an optional $199. Everything else is in the commission.

Do I have to sign an exclusive agreement?

No. We work on open listings, so you are never locked into an exclusive agency agreement.

When do I pay?

Only on settlement, out of the sale proceeds. If your home doesn't sell, you pay no commission.
