How much do you save selling in Cairns with 1% commission?

Across Edge Hill, Manunda, Redlynch and Trinity Beach, a 2.5% traditional agent charges between $15,125 and $24,750 including GST on a median-priced home. Here is what The One Club's fee saves in each suburb, at the correct Cairns rate for each price point, and what it still includes.

The real comparison, side by side

The commission line is one of the largest numbers on any settlement statement, and it is also the one number sellers have the most control over before they sign an agency agreement. Traditional Cairns agents typically charge between 2% and 3% plus GST. The One Club charges 1% + GST on Cairns-region sales of $600,000 and above, and 1.5% + GST on homes under $600,000, payable only on settlement either way. The lower-price rate covers the largely fixed cost of running a full campaign on a smaller sale, and it is still well under the traditional range.

The table below uses the 2.5% midpoint of the traditional range against each suburb's approximate median, with GST included on both sides so the figures match what actually comes out of your settlement proceeds.

Medians are approximate (September 2026), move with the market and are a guide only, not an appraisal. Every figure in the table includes 10% GST. Commission only: neither column includes marketing, and portal listings are charged at cost on top of our fee.

What 2.5% actually costs, before the marketing invoice

Take the midpoint of the usual range: on a $900K Redlynch or Edge Hill home a 2.5% traditional agent charges $22,500 + GST in commission, and on a $550K Manunda home it is $13,750 + GST. Most traditional agencies then invoice marketing separately: photography, floor plans, portal upgrades and signage typically add another $4,000 to $10,000 on top, billed whether the campaign works in the first cycle or needs a second round of spend.

What our fee costs, and what is actually included

Whether your rate is 1% + GST or, under $600,000, 1.5% + GST, the fee includes professional AI-enhanced photography, floor plans, a full digital marketing campaign, open home management, negotiation and end-to-end contract management through to settlement. The only separate lines are your chosen realestate.com.au and Domain listing tier, charged at cost, and the optional Matterport® 3D Showcase, a flat $199 add-on. What changes from suburb to suburb is what the campaign leads with.

Suburb by suburb

Edge Hill

On a $900K Edge Hill sale, a 2.5% agent charges $22,500 + GST; our 1% fee is $9,000 + GST, a saving of roughly $13,500 + GST. Edge Hill is chronically undersupplied, so the agency you choose has less influence over whether your home sells than in most Cairns suburbs. What it does influence is how much of the sale price you keep. The photography is planned to capture the elevated, stilted layouts and the Whitfield Range and Botanic Gardens proximity behind the suburb's character-home premium.

Manunda

Manunda is the one suburb here where the under-$600,000 rate applies. On a $550K sale, 2.5% is $13,750 + GST and our fee at 1.5% is $8,250 + GST, a saving of roughly $5,500 + GST. At this price point some sellers put part of that saving toward a higher realestate.com.au or Domain listing tier, because more prominent placement usually means more enquiries, and every qualified buyer counts at this end of the market. The marketing leads with block size and any dual-occupancy potential, the detail first-home buyers and investors compare against Edge Hill and Whitfield next door. If your Manunda home sells for $600,000 or more, the 1% + GST rate applies instead.

Redlynch

On a $900K Redlynch sale, 2.5% is $22,500 + GST and 1% is $9,000 + GST, a saving of roughly $13,500 + GST. School-catchment demand already does much of the work of selling a Redlynch family home, and the saving means that demand ends up in your pocket rather than in a larger commission cheque. The campaign states the school catchment and the commute into Cairns up front, the two facts Redlynch family buyers filter on first.

Trinity Beach

On an $850K Trinity Beach sale, 2.5% is $21,250 + GST and 1% is $8,500 + GST, a saving of roughly $12,750 + GST. Trinity Beach runs two markets under one postcode, entry-level units and elevated Coral Sea view homes, and the saving scales with whichever end your property sits in; a unit selling under $600,000 is charged at 1.5% + GST. For view homes, the optional $199 Matterport 3D Showcase helps show the outlook to buyers who can't inspect in person.

The one caveat worth knowing

A lower commission rate only saves you money if the campaign still performs. The reason the number works for Cairns sellers is that photography, floor plans and digital marketing are a largely fixed cost to produce, not a cost that scales with the fee percentage. A smaller fee does not have to mean a smaller campaign; it means the agency's margin is smaller, not your marketing budget.
