Across Broadbeach, Palm Beach, Robina and Southport, a 2.5% traditional agent charges between $30,250 and $52,250 including GST on a median-priced home. Here is what The One Club's 1% + GST fee, payable only on settlement, saves in each suburb, and what it still includes.
The real comparison, side by side
The commission line is one of the largest numbers on any settlement statement, and it is also the one number sellers have the most control over before they sign an agency agreement. Traditional Gold Coast agents typically charge between 2% and 3% plus GST. The One Club charges 1% + GST on every Gold Coast sale, whatever the price, payable only on settlement.
The table below uses the 2.5% midpoint of the traditional range against each suburb's approximate median, with GST included on both sides so the figures match what actually comes out of your settlement proceeds.
| Suburb | Approx. median | Traditional 2.5% inc. GST | The One Club inc. GST | You save inc. GST |
|---|---|---|---|---|
| Broadbeach | $1,800,000 | $49,500 | $19,8001% + GST | $29,700 |
| Palm Beach | $1,900,000 | $52,250 | $20,9001% + GST | $31,350 |
| Robina | $1,100,000 | $30,250 | $12,1001% + GST | $18,150 |
| Southport | $1,260,000 | $34,650 | $13,8601% + GST | $20,790 |
Medians are approximate (September 2026), move with the market and are a guide only, not an appraisal. Every figure in the table includes 10% GST. Commission only: neither column includes marketing, and portal listings are charged at cost on top of our fee.
What 2.5% actually costs, before the marketing invoice
Take the midpoint of the usual range: on a $1.1M Robina home a 2.5% traditional agent charges $27,500 + GST in commission, and on a $1.9M Palm Beach home it is $47,500 + GST. Most traditional agencies then invoice marketing separately: photography, floor plans, portal upgrades and signage typically add another $4,000 to $10,000 on top, billed whether the campaign works in the first cycle or needs a second round of spend.
What 1% + GST costs, and what is actually included
The One Club's 1% + GST fee includes professional AI-enhanced photography, floor plans, a full digital marketing campaign, open home management, negotiation and end-to-end contract management through to settlement. The only separate lines are your chosen realestate.com.au and Domain listing tier, charged at cost, and the optional Matterport® 3D Showcase, a flat $199 add-on. What changes from suburb to suburb is what the campaign leads with.
Suburb by suburb
Broadbeach
On a $1.8M Broadbeach sale, a 2.5% agent charges $45,000 + GST; our fee is $18,000 + GST. The saving, roughly $27,000 + GST, is close to a full year of body corporate fees on a beachfront tower, or a meaningful head start on the deposit for the next property. It exists purely because the fee percentage changed, not because the marketing did. The campaign here is interstate-facing, because a large share of Broadbeach buyers are shopping from Sydney or Melbourne before they've booked a flight.
Palm Beach
On a $1.9M Palm Beach sale, 2.5% is $47,500 + GST and 1% is $19,000 + GST, a saving of roughly $28,500 + GST. Palm Beach is one of the most-watched suburbs on the Gold Coast, and a well-presented listing draws interstate competition whichever agency runs it, so the saving buys the same buyer pool and the same negotiation at the finish for well under half the commission. With so many buyers deciding whether to book a flight before they inspect, the optional $199 Matterport 3D Showcase earns its place here.
Robina
On a $1.1M Robina sale, 2.5% is $27,500 + GST and 1% is $11,000 + GST, a saving of roughly $16,500 + GST. For a family selling to relocate for schools or a bigger block, that covers a meaningful chunk of the costs that never make it onto anyone's spreadsheet: removalists, short-term storage and the first term at the new school. Our Robina marketing leads with the school catchment and train-line access, the two details Robina buyers actually search on.
Southport
On a $1.26M Southport sale, 2.5% is $31,500 + GST and 1% is $12,600 + GST, a saving of roughly $18,900 + GST. Southport house prices grew close to 20% over the past year, so the dollar value of every commission percentage point has grown with them. Generic Southport listings underperform against specific ones, so the campaign names the right micro-pocket: Broadwater-facing, CBD-walkable or school-catchment.
The one caveat worth knowing
A lower commission rate only saves you money if the campaign still performs. The reason the number works for Gold Coast sellers is that photography, floor plans and digital marketing are a largely fixed cost to produce, not a cost that scales with the fee percentage. A smaller fee does not have to mean a smaller campaign; it means the agency's margin is smaller, not your marketing budget.
