Broadbeach's median house price sits around $1.8M, but that single number hides two very different markets. The beachfront and near-beach apartment towers, Air, Oracle, Soul and the Esplanade strip, have been the single strongest-performing segment on the entire Gold Coast over the past 24 months. A handful of streets back, the small pocket of Broadbeach Waters canal homes trades in a slower, more traditional family-home rhythm.

Well-presented 2–3 bedroom sub-penthouse apartments with a genuine ocean view are the hottest stock in the suburb right now. Full-floor and sub-penthouse listings in the named towers routinely draw competing offers within the first fortnight.

Days on market: the honest number

Quality view stock with professional photography and a proper marketing campaign is turning over in under three weeks. The gap between a fast sale and a stale listing in Broadbeach is almost always presentation: flat, dim photography of a $1.5–2M apartment can cost several weeks on market and 3–5% off the eventual price, because buyers scrolling a portal simply skip past it.

Who is actually buying

Four buyer types dominate: high-rise downsizers wanting single-level living with a view, short-stay and executive-rental investors chasing the walk-to-everything location, car-free professional couples who want the light rail and Pacific Fair on their doorstep, and cashed-up interstate buyers, often from Sydney or Melbourne, treating Broadbeach as their first Gold Coast purchase.

What this means if you're selling in 2026

If your property is a beachfront or near-beach apartment, the market is doing a lot of the work for you, but only if the campaign matches the stock. A Matterport 3D Showcase and drone flyover matter more here than almost anywhere on the coast, because a meaningful share of buyers are interstate and deciding whether to fly up for an inspection at all. If you're in the Broadbeach Waters canal pocket, expect a more traditional family-buyer timeline and lean on the school catchment and canal-access story rather than the beachfront one.
