Palm Beach's median sits around $1.9M, and it remains the most-watched suburb on the Gold Coast for a reason: no other suburb has changed this much in five years. Original 1960s beach cottages on 405–600m² blocks, once considered entry stock, are now the suburb's renovator goldmine, with Palm Beach recording the highest rebuild rate of any Gold Coast suburb.

The suburb runs in micro-pockets from the Currumbin Creek end in the south to the Tallebudgera Creek mouth in the north, and pricing varies meaningfully between them. The Tallebudgera end, anchored by streets like Palm Beach Avenue, trades as a genuine luxury pocket; the central beach-village heart around Jefferson Lane holds the suburb's original character; the southern Currumbin Estuary end is quieter and more family-oriented.

Who is actually buying

Interstate family relocators, overwhelmingly from Sydney and Melbourne, are the loudest buyer segment on the entire Gold Coast right now, and Palm Beach is their most requested suburb. Behind them sit builders and architects buying specifically for renovation upside, downsizers moving from Burleigh Heads and Mermaid Beach, and luxury buyers targeting the Tallebudgera Creek mouth.

What this means if you're selling in 2026

Every well-presented Palm Beach listing draws interstate competition right now, which means underselling the campaign is the single biggest risk to a seller.
