Where the market sits right now

Robina's median sits around $1.1M, and unlike the beachfront suburbs, this is overwhelmingly a school-catchment market. Established family homes on 500–800m² blocks make up the bulk of turnover, with newer townhouses and infill product in the eastern pockets filling the entry end, and lake-front homes on Lake Orr and Lake Glenelg commanding a premium at the top.

Demand has become increasingly interstate-driven over the past two years, with Sydney and Melbourne relocating families specifically targeting the Robina State High, All Saints Anglican and Somerset College catchments before they've even landed on the Gold Coast.

Days on market: the honest number

The split here is stark. A well-presented four-bedroom home inside a strong catchment, close to Robina Town Centre, the train station or Bond University, typically attracts multiple offers inside two to three weeks. Non-catchment or dated fixer-upper stock can sit for six to eight weeks or longer, because Robina buyers are shopping for a school zone first and a floor plan second.

Who is actually buying

Owner-occupier families relocating for schools are the dominant buyer. Behind them sit Bond University academic and medical staff, Robina Hospital healthcare workers wanting a short commute, and a steady flow of Brisbane commuters using the direct train line.

What this means if you're selling in 2026

Lead with the catchment, not the street. A listing that names the specific primary and high school zone, and states the walking distance to the train station, converts better in Robina than one that only talks about the kitchen. If your home sits in one of the stronger catchments, price it to reflect genuine competing-offer potential rather than discounting to move it fast, the demand from interstate relocators is real and it rewards patience through the first two open homes.
